No. Vouchers programs require that a property accept anyone with a voucher with no questions asked. Our existing residents expect us to be very selective as to who we allow into the complex. Voucher systems require landlords to take people without any discretion just because they have a voucher. Therefore, we do not accept vouchers or enroll ourselves in such programs.

ackground checks are done on a case-by-case basis and there is no simple answer to this question. We go beyond the background check report and speak with employers as well as probation officers and therapists in making our decision. We believe in 2nd chances for those who show high capacity for responsibility. We look at things such as strong stable employment and demonstrated work ethic with employers. We also look at a person’s pattern of decision making, whether they thought through their future and entered into a profession (such as electrician, plumber, welder, truck driver), thereby demonstrating capacity for long-term thinking rather than those who give no thought to their future. People who demonstrate responsibility in terms of the ability to think long term and work hard merit 2nd chances. We also look at proper compliance with state mandated supervision, probation and parole terms, as well as conduct demonstrated at therapy. We factor in therapist recommendations. We look at the person and not just the incident. We conduct an in-person interview. We look at demonstrated long-term thinking, work ethic, and compliance as our main criteria. We also evaluate the details of the infraction itself. We look more favorably on non-violent applicants than those with a violent past.
